In the twelve months to September 2026, Double Bay recorded 16 house sales at a median of $8.28m — up 26.3% on the year before. The spread is wide: the highest recorded house sale reached $20.0m, while entry to the suburb — excluding outlier transfers — starts around $3.73m.
Apartments changed hands 100 times in the same period — 84 more transactions than houses, at a median of $2.23m. The median unit rent is $1,200 a week, putting gross yields at 2.8%.
At the 2021 Census the suburb was home to about 4,700 people; 77% of dwellings are apartments, and 43% of households rent.
